Finding The Condo

The Market

Having established that you have the necessary eligibility to purchase a condo in Thailand and that you understand the legal implications, let us discuss how to go about identifying your dream property.

There are two distinct markets in Thailand for condos.

  1. Condos under construction and offered for sale by the developers
  2. Ready condos in a just completed building or already occupied buildings.

Unless you are sure of the developer's credibility, it is better to avoid the first type. Many buyers have lost their moneys paid as the developers have failed to complete the project.

The second option offers a safer bet as you can see what you are getting for your money. It is best to look for a condo in a well managed building. Find out who is managing the building and look at their credentials.

As you would back home, in Thailand, the other things to look for are:

  1. Accessibility to public transport (skytrain or subway in Bangkok)
  2. Proximity to school in case you have children
  3. Shopping
  4. Traffic conditions on the street
  5. View, fresh air, lack of congestion
  6. Future construction around you
  7. The condition of the building itself
  8. Possible flooding in the area during heavy rains (check for water marks on the walls of buildings in the area)
  9. Parking space if you own a car
  10. Monthly outgoings
